State Certified-General Real Estate Appraiser in Florida. "The CPA of Appraisers" The Highest Possible Appraisal Level Certified and APPROVED under both State & Federal Government Appraisal Law which is the only legal authority that approves professional appraisers as with all other business professionals. Approved to do any property for any lender for collateral protection of the national banking system. Over 600+ Course hrs, 35 Years Appraisal Experience and over 8,000 appraisal assignments completed and/or reviewed. Unlike many, we use the National ANSI standards for measuring Residents to better protect our clients. One of very few appraisers approved with the VA Federal appraiser panels.

EXPERIENCE: Over 35 Years Real Estate and Appraisal Experience

I am qualified by both the State and Federal government to appraise any property for ANY Lending Institutions, 35+ years in: construction, land development, real estate brokerage, appraisals, home and environmental inspection fields. Many years as owner of large appraisal office training several new appraisers. I have completed or reviewed in excess of 9,000 appraisal reports. I was the Instructor of "Real Estate & Evaluation", an accredited University course for Northern Michigan University, Chairman of Tax Review Board for the largest City in Northern Upper Michigan. I was one of only a few appraisers approved to do both FHA and VA appraisals. VA only accepts the highest qualified residential appraisers to their Appraisal Board. I also have completed several hundred commercial appraisals using internal rate of return, 10 year discounted cash flow analysis as a basis of the income approach. I have worked for: Credit Unions and Mortgage Companies. I have completed residential and commercial work used by: Most Major Lenders, Mortgage Brokers, Bank Trust Departments, Accountants and Attorneys for Estate Planning and Internal Revenue Service, National Relocation Companies, Land Developers, Insurance Companies, U. S. Army Corps of Engineers, FmHA, VA, FHA, HUD, Freddie Mac, Fannie Mae, The Boy Scouts of America, and have been an expert witness and provided testimony in District & Circuit Courts.

These standards were agreed to by the: National Realtors, Major Appraisal, Builder and Design Organizations. Passed 3 years of residential approved demonstration work with the Appraisal Institute.
